Buying property always involves risk, but if risks are known and/or addressed prior to sale all parties win. Enviro-Risk can help you determine the appropriate level of investigation for your commercial / industrial real estate transaction. Through proper assessment or investigation, Enviro-Risk will help identify and minimize your risks associated with a property's environmental and historical conditions.
- Phase I Environmental Site Assessments
- Phase II Environmental Investigations
- Property Condition Assessments
- Historical Source ID / Forensic Analysis
Enviro-Risk’s Environmental Site Assessments constitute "all appropriate inquiry into the previous ownership and uses of the property consistent with good commercial or customary practice" as defined in 42 USC [section]9601(35)(B).
In some cases, the source or timing of a release which causes contamination cannot be easily determined. This becomes especially important when determining responsibility at properties which may have had multiple releases and multiple owners over time. In such cases, Enviro-Risk uses environmental forensic techniques to help identify the source and occurrence of historical (past) releases.
